Their entry that had them winning the competition was the one custom-designed for the Kopff family. The family has just relocated from the Blue Peregian Springs. It was said that the family only visited the construction of the house once and has completely entrusted the project to the Ryan team until its conclusion. They were not disappointed of how the house has turned out.

Pat Ryan attributes the family business’ success to their team’s efforts. He also acknowledges his wife Petrina’s innovative style which complements his attention to details.

He stated that his wife Petrina continuously travels to design-minded places and recognizes the trends that are new to the Australian market. She works on to adapting these designs for the lifestyle and climate of Queensland.

As a result of their recent travel to China and Indonesia, they were able to bring home their ideas of houses which are two years ahead of Australian home building. The couple stated that their constant inspiration comes from their clients.

Construction of Veterans’ Home Plans Projects to Kick off

The Minnesota Department of Veterans has initiated the construction and renovation of the Minnesota Veterans Home’s Minneapolis campus using the $42.2 million allocated for the said project.

The state designer selection board has proceeded on Tuesday in interviewing three finalists in making a design for the project which would include a renovation of a 40-year old building, the demolition of a new building, and the construction of a new one to fit in an estimate of 150 rooms for the residents.

The goal of the project is to provide the best care and facilities that the organization can for the veterans. Anne Lewicki Long, the spokesperson for the Minnesota Department of Veterans Affairs, stated that the residents have been living in an old environment which has been created in the ‘70s and even before that. She added that the current project will provide them with a modern and state-of-the-art environment.

A total of $9.45 million in state money has been secured by the MDVA but the project also hinges on other possible funding commitments from the state and the government. However, these are only possibilities without any certainties. Long said that next week is when they would find out if the federal money will be granted but even if doesn’t, the project will still push through. Later phases of the construction would have to be delayed, though. MDVA has indicated that there will be a delay but they will b renewing their grant application.

The $9.45 million state money will be used to fund the first phase which is the renovation of the two-storey Building 16. It will also pay for the pre-design for the second phase which includes the demolition and replacement of the north wing of Building 17.

The state is looking forward to the granting of the $17.55 million as funds for the completion of phase two, this from the request of proposals from the state’s Department of Administration.

August, 17, 2010, Sydney, Australia - Price for houses for rent continues to increase up more than nine times the rate of inflation due to a shortage of new home construction, according to development lobby group.

The average price for Rent in Sydney increased by 10 dollars a week in the past three months while in the previous year; it rose by 20 dollars a week, according to Real Estate Institute.
In inner-city Sydney suburbs, the regular weekly rent for a two-bedroom home is now $540 per week. It’s $25 higher compared to the price last three months.

According to Aaron Gadiel, Urban Taskforce’s chief executive, the price increase is running at more than nine times the rate of inflation.

Real Estate Institute’s recent figures show that the most costly one-bedroom apartment can be found in Sydney’s inner-east and on the North Shore.

He also added that the government had expended in social housing and was coordination with the Council of Australian Governments to increment the house supply.

According to Mr. Hockey, the government debt is the primary issue why it was hard for home builders to get sufficient funds.

''It is incredibly difficult for them to get finance, and it is incredibly expensive, and one of the reasons is the federal government is in there competing for funds because we are running a deficit and we have got a debt,'' he said.

Home Building Approvals in QLD Increase

The approvals for home building in Queensland has increased for about 4 percent in seasonally adjusted terms and it's a positive sign for home building market.

According to Paul Bidwell, spokesman of Master Home Builders Association of Queensland, the approvals come back on a 12 percent increase in November, and since January 2009 there has been a steady increase.

The Urban Taskforce of Australia (UTA) says house approvals in Queensland last year sank to the lowest level in more than two decades.

Aaron Gadiel,
UTA chief executive officer, says there were only 27,000 approvals in 2009 - the lowest number since 1987.

According to him, 50, 000 new homes fo sale should be built in Queensland a year to ensure that their community is still maintaining the level of access to housing that they traditionally have.

Optimistic Outlook for Home Building Despite Downright Sales

The outlook for house building is optimistic despite the downright sales of new homes for sale in Australia.

According to the survey conducted by a Housing Industry Association last Novemeber, new home sales rose by just only 0.3 percent due to lack of finance availability seriously influenced the weak multi-unit, medium to high density housing sector. The good result comes next after the sales fell by 6 percent in October based from the survey done by Australia's largest Home Builders.

Western Australia was the stand out state because of having an increase of 12.1 percent for detached new home sales in November. In NSW, the sales were up by 2.7 percent, in South Australia, 2.6 percent but in Queensland and Victoria, they fell by 1.8 and 2.5 percent respectively.

Commsec economist Craig James said the big picture was more positive than the figures suggested. According to him, new approvals to build new homes for sale have increased by more than a third since this year while loans that have taken out to build new dwellings are currently at the highest levels in 15 years.

Australia Needs to Build More Homes

According to Home Builder panels, Australia is not building enough new homes. So they agreed on the proposal of building more homes as the right way to make the housing price more affordable.

Peter Jones of Master Home Builders Australia urged reform of "inefficient state and local government practices" as the way to lift the supply of new homes from about 130,000 now to about 200,000 per annum.

"Master Builders for some time has been calling on all governments to embrace a package of reforms including reform of developer charges, improved land release, better planning approval processes and the replacement of stamp duties with less distorting taxes," Mr Jones said.

Home Building Approvals in WA Decline

The approvals for home building market in Western Australia has dropped for about ten percent from the month of October to November but home builders say they look forward to seeing the market to get better this year.

According to The Housing Industry Association, the approvals for single detached housing fell by only just over one percent and most of their down falls were in multi-unit lots.

John Dastlik said the decline for the percentage of approvals was expected.

"We've seen a slight softening within Western Australia down about ten point three per cent for the month of November in comparison to October, not unexpected," he said.

Mr Dastlik says he expects the approvals to rise up this 2010.
